Property-related laws in Thailand
There are two ways of owning property in Thailand. One is the "company model" in which a properly registered Co. Ltd. with nominee shareholders and a foreign director is a "juristic person" with undeniable right to own land under Thai law, and the second is a long-term registered lease contract which allows renewal and resale of itself.

Government addresses real estate sector
Bangkok Post and The Nation report that the Thai government is discussing ways in which foreigners may own more than 49% of property companies, and also extension of the registerable lease contract from 30 to 90 years.
Changes to the Foreign Business Act planned by the former military government have been scrapped.
In other moves, an ammendment to the Condominium Act, effective from July 4, allows the Land Department to prosecute condo developers who make false advertising claims.
Bangkok Bank is now offering mortgages to foreigners who want to buy condominiums in Thailand.

is an independent real estate agency and property development company based in the booming Gulf of Thailand seaside resort town of Hua Hin since 2001.
As selling agents we present only properties, whether for resale or new developments in various stages of planning or construction, whose owners have shown us that all legal aspects are in order. We photocopy all pertinent paperwork and identifications which we then doublecheck and confirm with various government offices. Property sellers who fail to provide or have their paperwork in order are simply not listed in our catalogue. We do this to protect ouselves and our buying clients from unsafe purchases.
As property developers we have our own houses for sale in Hua Hin at Baan Suan Mok and we provide planning and legal assistance plus construction and finishing works for other property development projects.
My name is Craig Dunn, director of TH-property Estate Agents Co. Ltd.  I am imbued with an "improperness" (aka bs) filter which helps me navigate TH-property through the daily sea of opportunities and solicitations here in Hua Hin. When considering third-party projects to work with, I ask myself: Is absolutlely everything of very good quality, entirely safe and legal and would I want one for myself? Hence, we have a very select portfolio of quality properties which we can confidently do business with.
We moved the TH-property shop from Hua Hin centre in 2005, preferring to build our HQ at our own project location. From our lovely office at Baan Suan Mok we run our own development projects and participate in others in a sales, managerial and/or construction/finishing capacity.
